Good tea with fresh ingredients! I’ve found this place to be a little inconsistent in how flavorful/watered down my drink is on a given day, but it’s never flat out bad. I tried the strawberry matcha royale and it was very good, but I think I like Boba Guys version a bit better. Teaspoon has by far the best passion fruit tea, though (I think it’s called the Ladybug) with real passion fruit seeds. Their toppings are good, too. Tried the brown sugar crystal boba for the first time and I like it even better than regular crystal boba. A good alternative if you want something that can be refrigerated and saved for later (regular honey boba is great, but loses its signature chewy texture if left in the fridge for too long).A little crowded and there’s not much space to hang around waiting. One woman had a dog and there was no good place to tie it out front while she went in to order (another customer ended up offering to watch the dog).

There’s a nice coffee shop Baskin-Robbins a nail salon and a gym for children there seems to be sufficient parking which includes handicap available parking and entrances
